Description

We complete a thorough walkthrough of your property and take physical measurements and counts of components. Our reserve study analyst will perform a condition assessment and estimate the useful life of assets. After completing a financial analysis, your reserve study report will include a recommended reserve funding plan. Our highest level of service gives you the most detailed and comprehensive site inspection and reporting available.

Description

We conduct a site visit and perform a condition assessment of all components at this level of service. We walk through the property during a site visit to identify assets, identifying assets excluded from the inventory list. We do not update measurements or perform physical counts of components at this level of service, relying on amounts provided by management or a previous reserve study. Our reserve study report will present a recommended reserve funding plan.

Description

At this level of service, we update the reserve funding plan by bringing the financial analysis up to date, with changes to inflation and interest rate assumptions and as updating the useful life and cost of the individual components. While not having condition assessment reporting or a detailed photo inventory, the reserve study report will still contain the same detailed financial analysis found at our higher service levels. All work is conducted off-site at this service level.

Some property owners do not need a professional to perform their reserve study because they have the unique skills and abilities to do the work themselves. We found that even some of these owners could benefit from some professional resources to make their tasks easier and provide some organization so we made a self-help kit available. We offer to consult at an hourly rate should you need any professional guidance in our effort to make our services available to you at all levels of service.
